The International Buyer's Guide to Canadian Real Estate
Everything foreign and relocating buyers need to know — from regulations and financing to remote viewings, closing costs and settling in.
Every year we guide dozens of families relocating to Canada from the United States, Europe, the Middle East and Asia. While the process is straightforward with the right team, it rewards careful preparation. This guide outlines the key steps.
1. Understand the current regulations
Canada has introduced measures restricting certain purchases of residential property by non-Canadians, with a number of important exemptions — including for many work-permit holders, international students meeting specific criteria, and permanent residents. Rules can change, so we always recommend confirming your status with a Canadian real estate lawyer (or a notary in Québec) before making an offer.
2. Arrange financing early
Major Canadian banks offer dedicated programs for newcomers and international professionals, often requiring a larger down payment of 35% or more. Many of our international clients purchase with cash and refinance after establishing Canadian credit. Either way, obtaining pre-approval or proof of funds before you begin viewing makes your offers significantly stronger.
3. Budget for closing costs
Beyond the purchase price, buyers should budget for land transfer tax (in Toronto, both provincial and municipal), legal fees, title insurance, inspection fees and adjustments for prepaid property taxes. Some provinces apply additional taxes for certain foreign buyers. As a guideline, plan for 3–5% of the purchase price, and more where additional taxes apply.
4. View remotely with confidence
Our team conducts live, unedited video walkthroughs at any hour that suits your time zone. We will measure rooms, test water pressure, open every closet and walk the neighbourhood with you. For many clients, we arrange a single in-person visit to confirm a shortlist of two or three homes.
5. Due diligence
We coordinate a full professional home inspection, title search, survey review and, for condominiums, a detailed review of the status certificate and reserve fund. For waterfront properties we also review shoreline allowances, septic and well systems and dock permits.
6. Closing and settling in
Your lawyer or notary will handle the transfer of funds and registration of title. Our relocation concierge can introduce trusted partners for schools, private banking, interior design, moving and property management — so the home is ready when you arrive.
